Rental Criteria
Standard Rental Criteria
- All persons 18 or older must apply.
- Application screening fee is $35.00 per person and is non-refundable.
- Security Deposit is one month’s rent with approved credit and maximum of two month’s rent for unfurnished property.
- FICO score of 650 or higher is required; if you do not have any FICO score then tenancy may be obtainable with a security deposit of 2x the amount of monthly rent OR with a cosigner.
- NO EVICTIONS.
- You must have 1+ year of verifiable income. Paystubs, bank statements, offer letters, government assistance, or income tax returns are valid proofs of income.
- You must make 2.5x the amount of monthly rent to qualify.
- You must have 1+ year of verifiable previous rental history with a good tenant record. A deposit of 2x the rent is acceptable in lieu of any rental history.
- You must have government-issued photo identification (state driver’s license, state ID, or passport).
- You must have a social security card or TIN.
- No Felony convictions in the previous 7 years. No misdemeanor convictions related to theft, drug manufacturing, or violent crimes in the previous 5 years.
- Some pets may be allowed with additional deposits, documentation and rent may be required, please inquire.
- The occupancy limits for our properties are 2 persons per bedroom +1.
- Our office does not accept incomplete applications. We will not run the application until we have proof of income.
If a cosigner is required to approve the application, the cosigner must meet the above criteria with the following changes: the FICO score must be 700 or higher and the monthly income requirements are 3.5x the amount of rent. Co-signer must reside in the state of California.
Completed Applications are processed on a first come first served basis, and move-in date must be within 15 days.
Processing time for applications can take up to 7 business days, or longer if criminal background screening is delayed due to county records. All applicants must submit all proof required within 3 business days or we are required to move on to the next applicant.
Once approved, the security deposit will be due within 72 hours and needs to be paid with cashiers check or money order.
The first month's prorated rent is due before move in. These funds must be in the form of a cashiers check or money order. The second month's rent will be due on the following 1st of the month.
